Hawaii Kai Neighborhoods
Built in the 1980’s, Anchorage is a beautiful waterfront neighborhood. Executive style homes range from 2,100 to 3,000 sq ft with the average sale in 2010/11 at $1,065.000. With a mixture of homes on and off the water, prices can vary quite a bit.
Hahaione-Lower and Upper
Hahaione is divided into 2 districts. Most of the homes in the upper Hahaione area are custom built with nice views. With sq ft averaging 2,500, sales in 2010/2011 averaged $930,000.
Lower Hahaione homes are generally smaller and less expensive due to lack of views and also encompass several Condos and Townhomes in the area. Homes in Lower Hahaione are generally 1,800 sq ft and sales in 2010/2011 averaged $750,000.
Kalama is the furthest valley in Hawaii Kai. Although close to the Hawaii Kai Golf course and beaches it still remains one of the most affordable neighborhoods, partly because of the distance to downtown. Average price range in this neighborhood is $700,000 to $900,000 with a few exceptions at $1M, and sq ft ranging from 1,700 to 2,400.
Kamehame Ridge was built in the mid 80’s with most of these homes being custom built. Sales ranging from $775,000 to $1.5 in 2010/11. Rim lots are generally the ones in the higher price point. Average sq ft ranges from 1,400 to 4,000.
There are two areas in Kamiloiki: Kamiloiki Heights and Kamiloiki Estates Kamiloiki Heights, which were built in 1990’s, range from 1,200 to 1,700 sq st and most have great views. Average selling price in 2010/11 was between $700,00 and $900,000
Kamiloiki Estates were built in 1970 to 1980’s, and average from 1,100 to 1,400 sq ft and are located at the base of the valley. Average sale was $685,000
Kealaula Kai consists of 64 homes built in the 1980’s and is a very desired neighborhood for its quiet street with half of the homes located with Marina frontage. Homes range in size from 1,700 to 2000 and average sale in 2010/11 was $1,300,000
Koko Head Terrace
There are 692 homes in this neighborhood built in the 1960 and 1970’s, with an average size of 1,400 sq ft. These homes are small and modest; it is one of the more affordable neighborhoods in Hawaii Kai with the average sale in 2010/2011 being $680,000. You can sometimes find a real fixer upper there in the $500,000 range!
There are 187 homes built on the inclines of Koko Head which give these homes some of the BEST views on the Island. These homes are in high demand and generally start at $1,300,000 and go up from there. In 2010/11 average sale in this area was $2,800,000, with the highest sale being $7,800,000. Land sq ft average is 17,000 and homes average sq sf is 4,000.
There are 130 homes in this neighborhood with lot size ranging from 3,500 to 5,500 which gives it more of a townhome feel with most lots having a zero lot line. Homes average 1,400 sq ft with an average sale price in 2010/11 at $750,000 and the highest sale at $869,000. This neighborhood is walking distance to the Hawaii Kai Golf course and Sandy Beach.
This is an older Marina front neighborhood consisting of 208 homes built in the 1960’s. Most of these homes have been or are in the process of being updated. Average home sq ft is 2,000 and average sale in 2010/11 was $1,050,000 with the highest sale at $1,350,000.
Mostly built in the 1980’s, these homes are generally located on narrow streets lining the canal portion of the Marina. These homes tend to be smaller and older therefore less expensive then other homes on the Marina.
Peninsula Homes and Townhomes are also included within the West Marina area. Peninsula is a gated community built in 2004. The Peninsula is a mixture of detached, attached and condominium homes. There are approximately 50 homes located on the Marina ranging from 2,500 to 3,000 sq ft of living space, and these homes can sell up in the price range of $1.2 to $1.6. Detached/CPR homes can run from $900,000 to $1,200,000 and Attached homes running in the $600,000 range.
Mariners Cove consists of 416 homes with many located on the Marina. These homes range in size from 1,400 to 3,000 sq ft and average sale in 2010/11 was between $800,000 and $1ML with the highest sale in 2011 at $1,500,000.
This neighborhood consists of 429 homes built in the 1970’s and offers beautiful views of the Marina, Ocean and Koko Head. Average sq ft home is 2,000 and average home sale in 2010/11 was $970,000.
With 650 homes, this is one of the largest neighborhoods in Hawaii Kai. With no real views to speak of, this is one of the more affordable neighborhoods. Average sq ft is 1,300 to 2,000 and sales ranged in 2010/11 from $700,000 to mid $800,000.
Above Kamehame Ridge you will find beautiful custom homes built in 1994 to present, with only a few lots remaining. Most homes have beautiful Ocean and Koko Head views with some looking right over the Hawaii Kai Golf course. Depending on the side of the ridge the home is located, you can see Diamond Head or on a clear day Maui and Molokai. You get a lot more for your money on this ridge because the extra distance from town compared to the ridges located closer in. Lot sizes average between 10,000 and 19,000 sq ft and homes average 3,000 sq ft. Average home sale in 2010/11 was $1,500,000 with the highest sale in 2012 at $1,900,000.
This is a well established affluent neighborhood offering some of the most beautiful Oceanfront homes, with views of Diamond Head. Average sq ft of homes is 3,500 and up and sales generally start at $2,500,000 and go up from there.
This is a gated community with two sections to this neighborhood, Queens Gate 1 and Queens Gate 2. Many of the homes are located right on the Hawaii Kai Golf course with an average sq ft of 2,500. Lot sizes average 9,000 which is larger then average for Hawaii Kai. There is a recreation center including Tennis and Racquet Ball. Homes generally sell between $800,000 to $1,200,000, depending on if they are located on the Golf Course.
This is a much desired Marina front community consisting of 92 homes built in 1969. Most homes have been or are in the process of being upgraded. Average sq ft of homes is between 1,500 and 2,200 and homes generally sell between $900,000 and $1,300,000 with highest sale in 2011 at $1,395,000.
This neighborhood consists of 318 homes with larger then normal lots sizes of 10,000 plus. This neighborhood ranges from homes with interior sq footage of 1,700 and selling in the low $800,000 to homes with interior sq footage of 6,500 selling at $5,750,000. This depends greatly on whether you have beautiful panoramic views or none to speak of at all. Average price home runs between $900,000 and $2ML with an average sale in 2010/11 of $1,200,000.
